After several years of soaring prices and intense competition, the Johnson County housing market is starting to balance out in 2025. Property values rose by a more modest 6.5% this year—most appraisals staying under 9%—a significant slowdown from the rapid growth of 2022 and 2023.
According to the latest reports, the average appraised home value in Johnson County sits at $508,000, while many homes are still selling above that—averaging $557,000 by the end of 2024. As your local RE/MAX expert, I’ve seen this play out firsthand: while demand remains strong, buyers now have a bit more breathing room.
📈 Good news for buyers:
As of June 2025, there were 4,141 active listings, up 8.4% from the prior month and 17.4% higher than a year ago.
Pending sales jumped 14.3% in May, and closed sales were up 9.1%—a sign that activity is picking up as conditions stabilize.
Homes are spending longer on the market—37 days on average, compared to just 28 last year. This shift gives buyers more time to make informed decisions.
The median list price is now $484,380, with an average of $209 per square foot.
The average sale price reached $585,717, and the median sale price rose to $488,807—both showing respectable growth but no longer the dramatic surges we saw in the recent past.
As a longtime Johnson County real estate professional, I’m seeing buyers get more negotiating power and the ability to include important protections like inspections and appraisal contingencies in their offers—something that was tough to do during the pandemic boom.
Mortgage rates are currently hovering around 6.75%, with predictions pointing toward possible drops to around 6% by the end of the year. This would help unlock even more buying power for those who’ve been waiting on the sidelines.
Still, affordability is a real challenge: homes under $300K are getting harder to find in Johnson County—inventory in that range is down nearly 75% since 2018. That’s where working with a knowledgeable agent becomes key.
Let’s call it what it is: a more balanced market.
✅ Inventory is up—more options and less pressure.
✅ Price growth is moderating—no more runaway bidding wars.
✅ Days on market are increasing—more time to think, plan, and negotiate.
But…
❌ We’re not quite at true “buyer’s market” levels yet. Two months of housing supply (a balanced market typically needs six).
❌ Prices are still climbing—just at a slower pace.
❌ Affordable entry points are limited.
